A two-bedroom London flat that is available to rent for £800 a month is the most viewed rental property online today.
The home is significantly lower than the average price of renting in London which stands at £2,121 a month.
It compares to an average rent of £1,223 a month for the whole of Britain, according to Zoopla.
The most popular property to rent in Britain is part of an alternative housing scheme where no pets or children are allowed, although ‘goldfish are fine’.
The flat is in a two-storey block on Osmond Close in London’s South Harrow, with good public transport links into central London.
The lettings agent handling the sale is Ad Hoc Property Management, which explained why the property is so cheap compared to other homes in the capital.
It is because the property is part of a form of alternative housing called Property Guardianship.
The scheme sees individuals live in and protect empty properties – and in return the ‘guardian’ pays a fee to live in the property that is typically lower than the market rate to rent.
All you have to do to be a guardian is to simply live in the property.
The agent described the rental price as ‘so good’, saying that the new tenants will be doing their bit for the community by protecting the property.
To be a qualifying Guardian, you have to be 18 or over, employed and not have any children or pets living with you. Although the agent is keen to clarify that ‘goldfish are fine’.
Smoking inside the property isn’t allowed either, although smoking outside in designated areas is accepted.
As a property guardian, the tenants occupy the property on a Licence Agreement rather than a traditional tenancy.
It means the flexible agreement sees both the tenant and landlord only having to give one another 28 days notice.
The agent does on to add a word of caution, saying that it cannot be sure how long the property will be available to occupy.
The property has two bedrooms, a bathroom, and a living room. And it requires a deposit of £923.
The Harrow flat is available immediately and is just under 10 miles north west of Charing Cross.
Tenants will have good access to public transport with both South Harrow and West Harrow Underground stations less than a mile away.
The stations provide access into central London via the Piccadilly line and Metropolitan line respectively.
The property is also close to schools, including Roxeth Mead school and Whitmore High School.
The flat comes with free off-street parking and tenants have access to grass and tree-lined communal areas. Utility bills and council tax are not included in the rental price.
