With high temperatures and bright sunshine forecast for the weekend, many will take the first opportunity of the year to enjoy a beer garden.
Analysis from Zoopla, undertaken in December last year, revealed that over a third of Brits (36 per cent) would not put in an offer for a home if it was too far away from a pub,
It added how a home within 0.7 miles of one, (around a 13-minute walk), was the ideal distance.
Tips for first-time buyers
The importance of a good pub was also clear with more than four in ten (42 per cent) believing the quality of the local pub is important when buying a home.
Zoopla has looked at a list of the best pub gardens in the UK, of which two Sussex venues were highlighted.

In a list last year, TimeOut revealed 12 of the most beautiful UK beer gardens for pints with views.
The Fortune of War in Brighton was highlighted for its “solid beer selection and some tasty menu offerings”, all with a great sea view.

The second, a one-bedroom beachfront apartment, is also in Kings Road and provides great views of the beach.
In North Street, the final property is a one-bed flat, which Zoopla says boasts a “spacious reception room, one double bedroom with built-in wardrobes, a modern shower room and ample storage”.
Sussex’s other top beer garden named on TimeOut was The Ypres Castle Inn, Rye.

Zoopla describes it as a “beautifully presented and generous two bedroom top floor flat with shared garden, situated in a fabulous location, forming part of a Grade II Listed building”.
The second is a four-bed semi-detached house in Ferry Road, built in 1878, just 200 yards from the Rye mainline railway station.
Lastly is a two-bed terraced house for sale in South Undercliff.
