Homes in one city were found to spend far shorter on the market than the national average.
The areas of Scotland with the fastest and slowest property markets have been named. And one city was revealed as the destination in the entire UK where homes sell the quickest.
There are many different factors that can impact how long a property spends on the market before being sold, with location being one of the biggest. Property experts at Sell House Fast analysed property sale times across the UK’s 50 largest cities in 2025, reviewing the fastest and slowest property markets.
Glasgow’s housing market was named the fastest in the UK. According to Sell House Fast, properties in Scotland’s largest city sell within 36 days on average.
The experts found that the quickest sales in Glasgow are for semi-detached and terraced homes. They state that these are “popular among young professionals and families drawn to the area”.
Meanwhile, detached properties take slightly longer on average to sell in the city. However, according to Sell House Fast, sale times are still below the national average of 130 days.
The second fastest property market in Scotland – and the UK – was Dundee. Homes in the Tayside city typically sell within 59 days.
The experts revealed that terraced and one-bedroom houses priced between £200,000 and £300,000 sell the fastest in Dundee. On the other hand, larger and detached homes were found to take longer to sell.
The third and final Scottish destination to appear on Sell House Fast’s list of the quickest housing markets in the UK is Edinburgh. In the Scottish capital, properties sell in 71 days on average.
According to the study, house hunters in Edinburgh are especially interested in semi-detached properties. Two-bedroom homes in particular were found to have high demand.
Elsewhere, the slowest-moving property market in the whole of the UK is also in Scotland. Sell House Fast revealed that homes in Aberdeen take 150 days on average to sell.
Flats and one-bedroom houses tend to linger on the market the longest in the Granite City. Properties priced over £1 million were also found to take a long time to sell.
Meanwhile, semi-detached homes generally sell quicker in Aberdeen. Properties costing between £500,000 and £1,000,000 also spend a shorter time on the market on average.
