Growing Student Numbers and Supply Shortage Drive Investor Interest in Dormitory-Style Housing: CBRE Report – News and Statistics

A growing number of university students combined with a supply gap is fueling investor interest in dormitory-style housing and premium offices, according to a recently published study. The source, a report by property consultancy CBRE, indicates that student housing is expected to be a top investment choice in mainland China‘s property market as demand continues to exceed the supply of suitable accommodation for university students.

The report notes that interest in student housing investment has increased, particularly in mainland China, Hong Kong, and Australia. Much of this rise is attributed to mainland China, which has experienced a surge in interest this year due to steady growth in the number of university students and a widening supply-demand gap.

A CBRE survey conducted in March collected 150 responses from its agents and analysts in the Asia-Pacific region. The survey found that 43 percent of respondents said student housing was mentioned as the top choice for their clients investing in the alternative real estate sector. This figure represents a slight increase from the previous survey in the third quarter of 2025, where 41 percent of respondents mentioned student housing.

Sam Xie, head of research in China at CBRE, stated that student housing ranks as the first preferred alternative asset type in the company’s 2026 China investor intentions survey. He added that fundamentals remain strong, with approximately 10 million new university and college students per year and 40 million in total. The report concludes that while opportunities for investors have remained limited so far due to restricted supply, a few notable transactions were recorded in the segment this year.
