Over 100 homes were given approval despite scepticism from planners
A developer has revealed how 109 homes in a village near Lincoln could look.
Outline permission was given for the plot in Welton in 2024, despite over 80 objections from residents.
Lovell Partnerships Ltd has now submitted plans for the layout and design of the homes, which would be accessed from Eastfield Lane.
The previous planning meeting heard concerns that it was a “very dangerous road” and the village was already “bursting at the seams”.
However, the committee felt they had no legal grounds to refuse the plans without losing a costly legal battle.
Liberal Democrat Councillor Matt Boles said during the meeting: “I would love to find reasons to refuse this, but the harsh reality is there are no reasons I can pin my hat on and think we’d win the appeal.”
Welton Parish Councillor Mike Powell claimed the village was “bursting at the seams” with new housing projects and it “does not have the infrastructure” for more.
The new planning documents say: “There is a pressing need for the delivery of new market and affordable homes in the area.
“The site is suited to address this housing requirement for the benefit of the community.
“Lovell acknowledges the importance of sustainable development that effectively meets the needs of both current and future generations.”
The developer would provide a contribution to local health services should construction go ahead.
A quarter of the 109 homes will be affordable, with the rest ranging between two and five beds.
Plans show green space in the centre of the estate for a community garden or play area.
A separate application for homes on this site was rejected in 2022 due to concerns around access.
The new designs will need approval from West Lindsey District Council and are now open for public comment.
Welton has seen significant growth in the last few years, with several housing projects under construction on the outskirts of the village, and plans for 200 more homes submitted in January.
