The properties in Wolverhampton and Stourport are expected to attract interest when they feature in Bond Wolfe’s October auction.
One, at 270 Penn Road, Wolverhampton, has a guide price of £200,000-plus, in the auction which will be held on Thursday October 23.
The other, at 5-6 Bridge Street, Stourport-on-Severn, is listed for £140,000-plus.

Gurpreet Bassi, chief executive of Bond Wolfe, said: “Both these properties come with upstairs flats and are leased by Co-op Funeralcare until 2031. The Wolverhampton property generates a gross rental income £22,000 per annum and the Stourport property generates £14,500 a year.”
The Penn Road property in Wolverhampton is semi-detached with a flat above. Part of a retail parade about 1.7-miles south of Wolverhampton, it stands back from the road behind a small forecourt with a parking area at the rear.
The ground floor retail area extends to 1,280 sq ft, with the main upper floor measuring around 870 sq ft.
The sale is subject to the existing tenancies; the ground floor is let to Co-operative Ltd, expiring on November 4 2031 with a break clause on November 4 2026, with the rent currently at £15,400 per annum. The flat is let on a rolling assured shorthold tenancy at £550 per month, or £6,600 per annum.
The Bridge Street site, in Stourport-on-Severn, comprises a two-storey detached property occupied by Co-op Funeralcare, with an office on the ground floor and a three bedroom flat on the first floor.

There are also two single-storey annex buildings with flat roofs which adjoin the neighbouring properties. There is parking to the rear of the property.
The ground floor office of the main building extends to 1,051 sq ft. Annex One is 1,131 sq ft and Annex Two is 1,173 sq ft.
The property is being sold subject to the existing lease, to Central England Co-operative Ltd, expiring November 4 2031, at a current rental of £14,500 per annum.
Mr Bassi added: “In the case of both properties, offers in excess of the guide price may be considered prior to the auction sale.”
The sites are among 180 lots featuring in the auction which will start at 8.30am and be livestreamed via Bond Wolfe’s website – with remote bidding by proxy, telephone or internet.
